A downtown home, a resort property, and an acreage purchase can require very different research. These details are not reasons to give up on a possibility. They are reasons to investigate it well.
Wells, septic systems & rural infrastructure
Confirm the water source, well records and testing, septic permits and system condition, and the infrastructure needed for your intended use. A general home inspection does not replace every specialist evaluation. Oregon has domestic well testing requirements for applicable real estate transactions. Acreage, irrigation & water rights
Land and water are separate research questions. Verify recorded rights, permitted uses, irrigation district responsibilities, easements, and maintenance obligations. Water on or near a property does not automatically authorize every use. Explore Oregon water rights resources.
Insurance, wildfire & seasonal access
Request an insurance quote early for the specific property, and understand coverage, exclusions, and cost. Consider defensible space, winter access, snow removal, private roads, and ongoing maintenance with the appropriate providers.
HOAs, resorts & rental plans
Review governing documents, dues, assessments, use restrictions, and services. If rental use matters, independently verify current rules and required permits with the city or county and the association. Existing rental activity is not proof your intended use will be allowed.
Manufactured homes, land & new construction
Financing and due diligence depend on the property. Confirm ownership and foundation details for manufactured homes, buildability and utility feasibility for land, and contract terms, inspections, allowances, and completion expectations for new construction. Bring the lender and relevant specialists in early.
Taxes, zoning & future plans
Check the actual tax record and verify proposed additions, accessory units, businesses, or other uses with the appropriate planning office. A listing description is a starting point for research, not approval for a future project. Oregon property tax resources.

Where should I start when buying a home in Central Oregon?
Start with your priorities, timeline, and a realistic monthly budget. A conversation with me and a lender of your choice can connect the life you want with a workable search. You do not need to know your ideal neighborhood or have every answer before we begin.
Do I need a buyer representation agreement in Oregon?
Oregon requires a written buyer representation agreement when a broker represents a buyer. Before we work together, we will review the services, duration, compensation, and other terms so you understand the relationship. Compensation is negotiable and is not set by law.
How much money do I need beyond my down payment?
Plan for closing costs, inspections, moving expenses, and a comfortable reserve, as well as your down payment. Your lender can estimate financing costs and cash to close; property-specific expenses may include HOA dues, insurance, maintenance, or well and septic evaluations. There is no single percentage that fits every purchase.
Should I get preapproved before touring homes?
Preapproval is a useful early step because it helps match your search and offer strategy to financing that may be available to you. It is not a final loan approval. Your lender will explain the documentation, property requirements, and conditions that remain.
Can you help me buy and sell at the same time?
Yes. We can compare the timing, financing, and contingency options for your purchase and sale, then build a coordinated plan. The best sequence depends on your equity, lender guidance, risk tolerance, and the properties involved.
What should I know about buying acreage or a rural home?
Look beyond acreage and views. Investigate legal access, permitted uses, boundaries, water sources, septic capacity, utilities, maintenance, insurance, and any water rights. I help organize the questions and connect you with the agencies and specialists who can verify the answers.
Can I use a home as a short-term rental?
Do not assume a property can be used as a vacation rental because nearby homes are. Confirm the applicable city or county rules, permits, transfer restrictions, and HOA or deed restrictions for the specific address before relying on rental income.
How are Oregon property taxes estimated for a purchase?
Review the actual tax statement and assessment record, then ask the county assessor about the property and any planned changes. Oregon assessed value is different from market value, so multiplying the purchase price by a simple rate can be misleading.

What happens if an inspection reveals a problem?
We review the findings, the contract, and the time remaining to understand your options. Depending on the agreement and circumstances, that may involve specialist evaluations, negotiating repairs or credits, proceeding, or exercising an available termination right. An inspection is information for a decision, not a guarantee of a problem-free home.
