Consider the small community center and surrounding rural properties when space and land are priorities. A Tumalo mailing address does not describe every parcel. Research water, septic, permitted uses, road care, and drive times.
La Pine
Explore south-county options when a wooded setting, land, or access to lakes and forest matters. Review well and septic records carefully, winter access, insurance, and travel time to frequent appointments.
Terrebonne
Worth exploring for rural settings, space, and recreation near Smith Rock. Distinguish in-town property from surrounding rural communities. Confirm water supply, road agreements, internet, and services.
Powell Butte
Compare rural acreage with planned golf-community options; they offer very different ownership experiences. Confirm agricultural uses, water rights, road access, and any resort or association obligations for the specific property.
Prineville
Explore in-town and rural options if space and a smaller-city setting are more important than being in Bend. Test the drive to work, specialty care, the airport, and your preferred recreation. Rural services vary by parcel.

What does it cost to live in Bend, Oregon?

Is Redmond more affordable than Bend?
Recent median sale prices make Redmond worth comparing if you want to explore a lower purchase price. Medians offer a useful reference point, but they don’t define your options. Homes sell above and below the midpoint, and different property types and communities can open up different possibilities.
In August 2026, the Beacon Report recorded a median sale price of $721,000 in the Bend area and $480,000 in the Redmond area for its single-family residential series. A median is the midpoint of sales, not an estimate for a particular home.

Oregon has no general state sales tax, but it does have personal income tax. Property taxes depend on the property’s taxable assessed value and local districts. The actual property tax statement gives you a more useful starting point than applying a flat percentage to the purchase price.

Getting around & RDM
Commercial air travel uses Redmond Municipal Airport. RDM describes its location as 15 miles north of Bend, but your driving distance and time depend on the address and route. Check flights directly and test your airport trip. Airport location · ODOT road conditions.
Healthcare
Start with St. Charles Bend and your insurer’s provider directory. Confirm the specific primary-care and specialty services you need, whether providers accept new patients, and how far you would travel.
Schools
Verify attendance boundaries, enrollment, transportation, and programs with the district for each address. Explore Bend-La Pine enrollment and Redmond boundary maps; other communities may fall in different districts. Make school decisions around your own needs.
Remote work
Confirm internet service at the actual address, including upload speeds, installation timing, and backup options. “Service nearby” does not establish what a rural parcel can receive.
Weather & air quality
Investigate winter access, sun exposure, cooling, and air filtration. Conditions can change with elevation and weather. Bookmark winter preparation and live air quality before your visit.
Shopping, coffee & community
Spend part of your scouting trip doing ordinary errands. Visit a grocery store, try the drive to a favorite activity, and explore local events or volunteer opportunities. Check seasonal hours, trail access, and reservations before planning recreation.

What should I know before buying property here?
For acreage near Bend, start with legal use, access, water, wastewater, and insurability. A beautiful setting is only part of the decision. Use these questions with the appropriate specialists before your deadlines.
Wells & septic
Ask for well records, water-quality testing, flow and equipment information. Oregon has domestic-well testing requirements for real-estate transactions. Identify legal access, recorded easements, maintenance agreements, and who pays for repairs and plowing. Walk the access route and consider delivery, emergency access, and winter grades.

Verify zoning and permits with the correct jurisdiction. A shop, guest space, or second dwelling may not be approved for the use you intend. For manufactured homes, confirm ownership of the land, title status, foundation, financing, and any park lease.
HOAs, resort communities & rentals
Review governing documents, budgets, reserves, assessments, use restrictions, and amenity access. Confirm current short-term rental rules and transferability with the jurisdiction and association; do not rely on an existing rental advertisement.
New construction
Compare what is included, upgrade costs, estimated completion, builder contract terms, warranties, inspection opportunities, landscaping, and future nearby phases. Confirm the lender’s timing and rate-lock assumptions.
The right county or city depends on the parcel. Inspectors, lenders, insurers, tax professionals, title staff, and permitting authorities answer different parts of these questions.

Can I buy a Bend home from out of state?
